Keeping Up on Condo Inventory

This past week Marco has been out in the market place checking out the current condo inventory including the Marselle Condos and Olive 8, two new construction projects in the Belltown Downtown area.


Marselle sits on John St and Aurora and has affordable price points starting at $150,000. The rooftop deck boasts views of the Space Needle, Lake Union, and the city skyline. Although being on the Aurora off ramp might stifle some peoples interest, remember that when Aurora is tunneled that tunnel will go under ground 2 blocks north of where it does now cutting out significant noise and putting a surface street at your front door instead of an off ramp. So if getting in the market is what you are looking for, this might be the project for you. When it is time to sell in several years and move in into something larger, you will likely have built-in equity due to the coming changes with Aurora's configuration.


Olive 8 on the other hand is not for the typical first time buyer. With homes starting in the high $300s and climbing to $7.5 million, it is definitely a luxury product. Residents will enjoy an enormous lounge area with a billiards room, caterer's kitchen, outdoor patio with 3 gas grills, and a dog area. The home owners will also have access to the Hyatt Hotel's Fitness Center, saline pool, hot tub and yoga room (for an extra fee) as well as discounted rates at Elaia Spa, hotel rooms, room service, restaurant and bar tabs, housekeeping, and valet services. Also worth noting, Olive 8 is LEED certified with the largest green roof in Seattle and usages of 32% less water and 10% less power per year than a typical building of its size.
